Photos from possible American Beach development impacting “Little NaNa?

Editor’s Note: As island residents continue to mourn the loss of trees and dunes to development, American Beach is seeing the potential loss of a portion “Little NaNa.” Unlike the protected NaNa, the Little NaNa dune system is not protected. At this time, there is no knowledge of what is planned but survey markers are evident. Carlton Jones has issued a plea in the Fernandina Observer to ask for help to solve the mystery.

Riegler said a new wooden stake with survey marker is located at the east corner of Ocean Boulevard and Burney Road directly across from the blue and white wooden Burnie Park Beachfront Park sign in Nassau County Florida.
Riegler believes both of these markers are in the same area 75 ft from the corner marker. Just to be clear this photos were taken from the pavement of Ocean Boulevard which is a green sign indicating I believe is a public right-of-way.
Riegler believes these trees are marked to be saved.
Riegler says, “This is posted north of where the survey tapes are but still Within the little Nana Zone.”

The Nassau County property appraiser’s website shows the property owner info. It looks like two couples from Naples, FL own the three adjoining half-acre lots starting at the NE corner of Ocean and Burney (each couple owns one, the corner lot is owned jointly between them). With the owner info, an internet search, and a few dollars fee, you can likely find some phone numbers associated with the owners.

A map-based permit search on the St Johns River Water Management District website does not currently show any relevant ERP (wetlands-related) permit info for those lots.

Just took a few clicks to do as you say, Property Appraiser gives owner names of the 3 contiguous lots [including the one in the first photo], Google gives contact info for all. Both of the gentlemen owners are family physicians in Naples. But why the survey was made is still a mystery.

We had a survey done on lot 4 (the lot that is to the right of Carlton Jones house – looking from Gregg Street) last year since we were under contract with the owners to build our retirement home on that lot but it would have cost an arm and a leg to just prep the lot to build on it. It’s a great lot though but getting it ready to build on would have been too much. We are still looking at American Beach to build our retirement home.

Regarding the realtor’s For Sale sign, the website on the sign gives details on the listing [link to listing is below]: “Opportunity to build your dream home steps from the Atlantic Ocean! Zoning allows for single family homes, town homes and condominiums and multi family dwelings. Buildable allowance is 35% of the 0.5 acres lot. Maximum 35 feet height allows potential OCEAN VIEWS FROM THE RESIDENCE . Conveniently located steps away from community beach access and across the street from the ”NaNa” Dunes National Park ensuring complete privacy as this land will remain undeveloped.”

I believe that your link is for a different lot (lot #1) on Ocean Blvd. Same agent, different lot. Her web site lists several current listings but not (yet) the corner lot where the new sign is.

Lot #2 is also for sale, but listed by a different person, apparently the owner. The listing on Zillow says the lot was “recently surveyed and partially cleared”.

Yes exactly, as the text below the sign photo reads, “This [sign] is posted north of where the survey tapes are.” Just taking everything in as clues, the realtor being someone Carlton Jones might contact w/ databases unavailable to ordinary citizens.

Side note: The for-sale signs on Ocean Blvd. seem to rotate between sales agents every year or two. So long as the area remains zoned for single/multifamily homes, someone will, sooner or later, buy a lot and attempt to build a home within zoning and setback limits.
