The public hearings will involve the center parcel outlined in red located at 5456 First Coast Hwy in the unincorporated area of Fernandina Beach, Florida.

Location of Property: 5456 First Coast Highway, Fernandina Beach, Florida 32034.

Parcel I.D. #00-00-30-082-0006-0010

Current Zoning:  Planned Unit Development (PUD)

Current Future Land Use designation: Commercial (COM)

Application filed by:  J.H. Cobb Properties, Inc, 18138 Whippoorwill Lane, Jacksonville, FL. 32256, owner, and Tim Ritch, Forum Capital Partners, 9995 Gate Parkway N, Suite 400, Jacksonville, Florida 32256, Agent.

Action Requested:  FD21-001 is the final development plan for Parcel D-1 of the Summer Beach PUD, allowing for up to 7,000 square feet of commercial and office space and 15 multifamily residential units at the location described above.

The Nassau County Planning and Zoning Board will hold a public hearing on the application described above, on Tuesday, February 1, 2022, at 6:00 p.m. or soon thereafter, as the matter may be hard.  Following the public hearing, the Planning and Zoning Board will forward its recommendation to the Nassau County Board of County Commissioners.

The Nassau County Board of County Commissioners of Nassau County will hold a public hearing on this application on Monday, February 28, 2022, at 6:00 p.m. or soon thereafter, as the matter may be heard.

This is infill at its worst. So many beautiful trees will be chopped down and commercial and residential development will be packed in. We need trees for their aesthetics, their ability to stop erosion, sequestering carbon, providing habitat for many species, and so many other reasons. We do not need more commercial development. We do need more housing, but the great majority of it should be truly affordable for the average worker on the island. You can bet that won’t happen with this development because the county commissioners are spineless in that regard. This project will add nothing to the island, and actually will take us backwards with more infrastructure that must be paid for, more traffic, and more pollution.

Amelia Island Parkway is a canopy road. Artisan wants to carve out 2 driveways through the canopy. Canopy roads belong to the public and are special on Amelia Island. Those canopy trees belong to all of us and they have no right to destroy them. They cannot be allowed to destroy trees for their convenience. The trees and the required buffer must be respected. Attend the Feb 1 and Feb 28 Public Hearings and speak out.

Why?
What’s the highest and best use in a PUD area? Multiple residential. Adding commercial and office is gravy to the developer, but not necessary to the island.
BTW, if they get approved, what will be the penalty when the construction people “accidentally” clear-cut the lot? You know they will.
