Two final plats approved in Fernandina Beach

During their July 17, 2018 Regular Meeting the Fernandina Beach City Commission (FBCC) granted final approval to the North Pointe replat and the Hickory Ridge plat.  Both actions had also received endorsements from city staff and the city’s Planning Advisory Board.

City commissioners praised developers of both parcels, expressing hopes that they might pave the way for future, environmentally sensitive approaches to development.

Resolution 2018-96:  North Pointe replat

North Pointe is located off Tarpon Avenue and borders Fort Clinch.

Homeowners of the North Pointe subdivision are requested a replat to convert ten (10) residential lots into two (2) tracts of common land. North Pointe was originally created in 1981 and failed to fully develop leaving portions of the community vacant. The homeowners association owns the undeveloped properties and requested that the City modify the existing plat to reflect common space tract of land instead of buildable residential lots.

Resolution 2018-97:  Hickory Ridge plat

Simmons 9, LLC, requested final plat approval of a single family home and duplex Planned Unit Development (PUD) subdivision containing forty-one lots on 5.13 acres of land located on S. 13th Street. The applicant intends to build the subdivision consistent with the PUD approval granted under Ordinance 2017-25 and preliminary plat (Resolution 2018-41).

The applicant’s final plat demonstrates a build-out R-2 zoning district density of 8 dwelling units per acre and sets aside 39% of the land area into open space. The requested Preliminary Plat is consistent with the City’s Comprehensive Plan and the Land Development Code.
